As a Buyer’s Agents my primary goal is to protect your interest and to make sure the entire process is smooth until you become a Lake Tahoe homeowner! Here are the steps to the transaction:
1. Search for the right property which could take days, weeks or months to locate exactly (well almost) what you are looking for to make your Lake Tahoe dream a reality
2. Negotiate the deal on your behalf until we have an accepted offer
3. Open escrow with the local title company
4. Schedule all recommended inspections
5. Communicate with your lender and be the contact person for your appraisal. I can also recommend a great local lender
6. Gather all necessary state and local disclosures from all parties
7. Review inspection reports and ask the seller for request for repairs if necessary
8. Make sure we are within all timeframes and get extensions signed by both parties if necessary so we are never out of contract. No reason to think
your Earnest $ will ever be in jeopordy
9. Communicate with the other Realtor, lender, title company throughout the entire transaction
10. Review the preliminary title report for errors or issues
11. Remind you to get home insurance and recommend local companies, currently it is tough to get insurance in Lake Tahoe due to wildfire danger
12. Communicate constantly with you and always available for your questions
13. Recommend professionals; 1031 facilator, handyman, vacation rental companies, and other local resources
14. See to a successful close of escrow and guide you through changing over the few utilities that are not done for you through escrow (gas, electric, cable, snow removal)
15. Close escrow and hand you the keys
16. Follow up to see if you need additional services and make you a CD with all of your documents for your records
